WEST OF MARKET
The most prominent neighborhood of Kirkland offering luxury residential. Most of the neighborhood enjoys walking distance to Heritage Park that boasts beautiful views of Lake Washington and tennis courts open to the public. Waverly Park is also walking distance for much of the neighborhood offering a playground, and in the summer swim around or launch the paddleboard. Overall a very walkable neighborhood and a quick stroll to downtown Kirkland, or just about a 5-minute drive to Juanita Village.

ROSE HILL
A residential and commercial mix. A quick 5–10 minute drive to downtown Kirkland, or take one of the pedestrian bridges and walk to downtown or the Kirkland Corridor Trail. Convenient location with multiple 405 entrances, shopping at Costco or Safeway, rapid transit coming, and a quick drive to downtown Redmond and Totem Lake. Be careful when looking at properties near 124th & 126th streets due to large power lines. Lake Washington High School is here. On the more western side you can find perched-up views of Lake Washington and the Olympic Mountains.

FINN HILL
Residential, calm, and more wooded. Saint Edward State Park is here providing trails, a hotel/restaurant, and waterfront access. O.O. Denny Park is a waterfront park many enjoy during the summer for picnicking or swimming in Lake Washington. Further away from freeway access but private and less busy. Not a lot of shopping nearby. Some properties can have Mt. Rainier views if facing south.

MOSS BAY / DOWNTOWN
The center of Kirkland! Enjoy vibrant downtown with a plethora of coffee shops, restaurants, and the beautiful Lake Washington waterfront. Most areas are walking distance to downtown and the waterfront. Marina Park offers scenery, parking your boat in the summer, or gawking at beautiful yachts. In the summer you'll find the farmers market on Wednesdays, and in the winter they've recently added an ice rink in Peter Kirk Park. Majority of restaurants are in this area, plus a Google campus. Different grocery options including QFC (with a bar and great happy hour inside the store!) and PCC for a more upscale natural experience. A mix of residential homes and waterfront condos with smaller lots — but you get the walking distance.

TOTEM LAKE
A more commercial area. Here you'll find Evergreen Hospital, and over the years The Village at Totem Lake has become a huge attractor with its modern shopping vibe — Trader Joe's, Whole Foods, Nordstrom Rack, and a cinema all in one place. Lots of shopping, some restaurants, and very convenient freeway access.

A residential area tucked between Totem Lake and Woodinville. Great neighborhoods for walking with smaller parks tucked within. Community pools for the Kingsgate neighborhood/HOA. You'll find Safeway, an ice-skating rink, and great quick bites like Hello Banh Mi or Best Teriyaki. Stop by Tony's sports bar to catch a game. Just a short drive down the hill and you're in Woodinville wine country with over 100 tasting rooms.

BRIDLE TRAILS
Feels like you left the city, but you're just a short drive away. A residential area that is more wooded and actually known as an equestrian neighborhood in Kirkland. Bridle Trails State Park sits right in the middle offering trails and equestrian activities. A small shopping area nearby — Ace Hardware, a UPS store, dry cleaners — all you really need! Stop by Thirsty Hop for a great selection of craft beers and some seriously delicious sushi (yes, you read that combination correctly). Nearby is also an off-leash dog park. You can find homes with acreage — be in the city without feeling like it.

JUANITA & JUANITA POINT
A relaxed, smaller downtown area than Kirkland proper, but a great residential and commercial mix. Juanita Village has a little bit of everything — coffee, sushi, dog grooming — everything you need. Across the street is Juanita Park, a large park with a walking dock that surrounds part of Lake Washington. In the summer people play beach volleyball, launch paddleboards, and there's a Friday farmers market. An off-leash dog park has stayed open due to high demand. Juanita easily ties into downtown Kirkland via a drive on Market Street or a walk through Juanita Bay into West of Market. If you're more northwest of Juanita, you can spot Mt. Rainier on a clear day.

HOUGHTON
A residential area perched above Moss Bay. Many homes have beautiful elevated views of Lake Washington and the Olympics. The Kirkland Corridor Trail is nearby — easily hop on or off at different points, and it's an easy walk down to the lake. Watershed Park offers a natural forested park with trails and a scenic overlook. The main grocery store here is Metropolitan Market (more natural/upscale). While the main Google campus is not technically in Kirkland, it's very close and the Kirkland Corridor Trail actually walks through the campus.
